AGENT'S OBLIGATIONS: Agent will: A. Use Agent's best efforts to assist client in acquiring property; B. Assist Client in negotiating the acquisition of property; and C. Represent the buyer as described in "Information About Brokerage Services".
CLIENT'S OBLIGATIONS: Client will: A. Work exclusively through the agent in acquiring property and negotiate the acquisition of property through the agent; B. Inform other brokers, salespersons, and sellers with whom the client may have contact that agent exclusively represents client for the purpose of acquiring property and refer all such persons to the agent.
AGENT'S FEES: The seller pays commissions; there is no fee to the buyer for representation.
CONFIDENTIAL INFORMATION: Agent may not knowingly disclose information obtained in confidence from the Client except as authorized by the client or required by law.
